The ListoScore · proven on real sales
1 in 8.
Not 1 in 53.
Properties our score flags Very High sold within a year at 6.8× the baseline rate — 12.8% vs a 1.9% baseline — flagged a median of ~5 months early, while still off-MLS.
Stop working the whole haystack.
Work 100 leads blind → ~2 deals. Work 100 “Very High” → ~13 deals. Same effort.

24,578 predictions, graded against real qualified sales. Baseline: 1.9%.
By design, the score concentrates opportunity at the top. Watch and Elevated sit near the baseline on purpose — that’s the score doing its job: pushing the rare, motivated sellers into Very High so your time goes where the deals are, not into the haystack.
Watch the calls come true.
Of the 1,198 properties we flagged Very High whose 12-month window has fully closed, here’s the share that had already sold as each month passed. Not a snapshot — the calls coming true over time.

◆ Next batch — in flight
640,367 properties are flagged Very High right now. Their clock just started — check back as this batch climbs the same curve.
Each property was scored before its window, and graded only after a real qualified sale closed inside it. The curve is the cumulative share sold, measured out-of-sample — it can only rise.
The receipts
These aren’t projections.
They sold. °
Real Miami-Dade homes the ListoScore flagged while they were still off-market — a median of ~5 months early ahead — then watched transact, on their own.

Each was scored before the transfer date shown, and graded only after the sale closed. We show recent, in-band sales ($100k–$1.5M) — the homes our subscribers actually buy — not headline land deals.
° Addresses and sale prices are public Miami-Dade county records, surfaced here by ListoScore’s scoring model. Inclusion reflects modeled public-record signals only — it is not a statement about any owner’s finances, conduct, or intent.

Attorneys
Reach owners genuinely likely to need counsel first — high-value clients, zero hours wasted on noise. You run the outreach on your terms; we point you at the right doors.
How we measured this
- • Out-of-sample, out-of-time. The model was trained only on data from before each prediction date — it never saw the outcomes it was graded against.
- • Observation window. A prediction counts as correct only if the property recorded a qualified sale within 12 months of being scored. Predictions whose 12-month window hasn’t closed yet are excluded — no credit for the undecided.
- • The headline number. 154 of 1,198 properties flagged Very High sold within the window (12.8%), versus a 1.9% baseline — 6.8× the rate.
- • The baseline. 1.9% is the 12-month qualified-sale rate of a randomly chosen distressed property (one already carrying active signals) — the same population the score ranks. We don’t flatter the lift by comparing against all of Miami-Dade.
- • Real, qualified sales. Graded against actual arm’s-length ownership transfers in county public records (no nominal $1–$100 transfers).
- • A modeled estimate, not a guarantee. Decision support from public records, for licensed professionals; it does not predict any individual’s circumstances.
- • Stable, not jumpy. Between the two most recent daily scorings, 94.9% of properties held their exact band across tens of thousands of properties — the score is consistent run-to-run, not lurching.
- • Figures recomputed live from the scorecard. As of May 2024.
